The atmosphere and decoration of the accommodation are very antique and classical.”

Although the Villa accommodation is located in a small station, it is very close to Jardin de Zhi, Kiyomizu-dera Temple, and can be reached on foot. The check-in location at Kyoto Station is also very convenient, and they can also assist with sending and storing luggage, which is very thoughtful. The facilities in the room are also very complete, and there is nothing to pick on!

A Tranquil Oasis with Exceptional Service in the Heart of Kyoto”

When we booked this place, we received almost immediate instructions via email, which was super helpful. We first headed to the MACHIYA INNS & HOTELS Check-in Desk, which is in a different location than the villa itself. They arranged to have our luggage delivered from the check-in area directly to our villa for about 500 yen per bag, which was really convenient. We were also given an access code to use for entry to the villa. When we arrived, our luggage was already waiting for us inside. The villa has two bedrooms, one bathroom, and two toilets, along with a communal area on the first floor. The bathroom was probably my favorite part of the villa. It’s super spacious, with the bathtub and shower separated by a glass door. The showerhead and the tub each have their own space, and there was plenty of room to move around. They provided shampoo, conditioner, and body soap in the "wet" area, while the "dry" area has a big sink for storing your toiletries. They also supplied hand soap and tons of towels — body towels and hand towels — beneath the sink. There's a washing machine with detergent, which worked well, but didn’t dry our clothes fully. We ended up taking our laundry to a nearby laundromat to dry. There’s also a toilet on the first floor, but oddly, it didn’t have hand soap, though there was a sink. The second floor has another toilet with a sink and hand soap, and both toilets were equipped with toilet paper. The toilets were pretty high-tech, too. They open automatically when you enter, have heated seats, automatic flushing, and a functional bidet. On the second floor, you’ll find a Western-style bedroom and a Japanese-style bedroom. The Western bedroom has a queen bed with bedside tables on both sides, but no power outlets nearby, which was a little inconvenient. The aircon is positioned right above the bed. The bed was comfortable, but the aircon was a bit finicky — it would turn off once it hit the set temperature and only come back on when it sensed a change. I contacted Machiya, and they were super responsive, sending a maintenance team to check the aircon. They even followed up with us afterward to make sure everything was sorted. Amazing service. The Japanese-style bedroom had two futon beds, and according to my friends, they were really comfortable. The aircon worked perfectly in there too. Overall, we had an absolutely fantastic experience. The staff were incredibly friendly and genuinely cared about making our stay comfortable. The villa itself is beautiful, with a peaceful small bridge nearby and a stream flowing that looks stunning at night. I highly recommend staying here — it’s a wonderful, tranquil spot, and the service was top-notch. Huge thanks to Machiya for making our stay so memorable!

Good location and nice house”

Stayed in Machiya Villa with a group of three for three nights. Check in was easy, the staff spoke fluent English and was helpful. We paid 500yen for each piece of suitcases to have them delivered to the villa on the same day. So we could walk around Kyoto and start our day without worrying the suitcases. Since we were given the password of the key pad to get into the house when we checked in, by the time the house was ready, we already found our suitcases there. The house was clean, the bedding was comfortable, the location was nice. It is located on the quiet side of city, but all main attractions are reachable within 15mins walking distance, and it is also close to a bus station and train station. There is also convenient store nearby and a river outside. If I visit Kyoto again, I would definitely come back. However, some downsides, although the house appears very clean, we found there are moulds in some hidden corners of the bathroom and on the tiles. Also, the air-conditioning of the bedroom was quite weak. We noticed there was dust covered the air-conditioner and the wooden crossbeams ahead. This could be one of the reasons when the bedroom was so warm and my friend and I suffered with stuffy nose. It would also be better, if the management office provided enough bottle water for our three nights stay. There was only one bottle for each person for the entire day.

So close to perfection...”

First of all, excellent and superb service at check-in, as well as with luggage forwarding and taxi booking for morning of departure. The house itself was beautiful and well appointed, in a serene and historic neighborhood. Cleaning was satisfactory. However, there are all these tiny details that didn't make sense. Why make up the bedding on the one bed that's closest to the door instead of the one inside, and the bed that's between two windows at a time of the year when sunrise is at 4:30 am? And why is the "garden view" bathtub oriented in such a way that the user can't possibly sit back and enjoy the much vaunted view? Details like these are what separate the passable from the good and truly great, especially in Japan. Also note that this is a no-smoking property in a no-smoking neighborhood, and the nearest legal smoking point is roughly 400m away at the Awata shrine.

Great place, terrible check-in procedures”

You have to check into the townhouse by visiting an office near the train station even though the townhouse is about 30 minutes away by bus or subway from the check-in office. This was not clear to me even though it *is* explained in the check-in procedures web link they sent me about a week prior to check-in. So missing this information is my fault but we wasted lots of time traveling around a super-crowded bus across Kyoto simply so they could photocopy our passports and so we could pay some kind of extra tax that has to be paid in cash *only*. I found this baroque check in procedure onerous and a burdensome waste of time. Also, to get out of the townhouse, you have to press a button that took some time to find. At the time, I was very annoyed to have to travel 30 minutes across town for their rococo administrative theater. But the townhouse is lovely, well-situated and clean. It is very comfortable. It has everything one needs for a pleasant stay. We enjoyed it immensely. I just wish they had stayed a little more prominently that the check in is NOWHERE near the actual place where you stay.
