“Lovely hotel with a couple caveats”
My partner and I stayed here during our first trip to Japan from the United States. It’s in a great location. 10-20 minute walk to Pontocho Alley, almost everything you want to see in the Gion district, the shopping streets of Kawaramachi and Nishiki, and about five minutes from a railway station that serves Kyoto and outlying areas, including trains to Osaka. Very clean, great breakfast included, convenient onsite coin laundry facility, and very helpful staff. The one big downside is the air in the rooms. The air system blows directly onto the bed and even at the lowest setting, the air flow is very strong, and too uncomfortable to sleep. You can turn it off, but then it gets stuffy after several hours. We’d wake up after about 6 hours, turn the air on for a bit, then turn it off and sleep for another hour or two. Also, like most Japanese hotels, the mattress is very hard. We bought a foam mattress cover at a home goods store (Nitori, but other stores are available) to make the bed comfortable. It was well worth the $65.

“Overall great stay and will stay here again”
Quiet and peaceful hotel within walking distance of Teramachi shops and restaurants but on nice, quiet street - very calm. Good location. The coin laundry, free drinks machine and Japandi aesthetic all make for a good, relaxing and convenient stay. Cleaning requires a little attention to detail - e.g, Previous guest’s rubbish under beds, dusty on bed head/lighting, sticky residue on bedside etc. Cleaning is only done every 3 days as part of their eco practice but we didn’t mind this as towels can be replaced daily and rubbish can be left outside room and taken away. Only downside is, even on the third day no vacuuming or detailed cleaning, just bed change. We looked at the breakfast but it was pretty average looking with limited choices so went elsewhere for nicer options at lower cost (typically more expensive as is expected with hotels but unfortunately not great choices, compared with other hotels). The coin laundry is convenient but 400 yen per wash and 100 yen for 30 mins on dryer. Compared with other hotels the washers are expensive. Laundry is also dusty, no seating and can get quite busy at times. Overall a great hotel and would stay here again; good size room, the bath and toilet are separated from each other with a room in between that houses the sink, nice for privacy or when others are using the bath, the toilet is still accessible. Quite practical for a family stay. Staff friendly and polite.

“Spacious, Clean, and Perfectly Located”
I loved the location of this hotel — super close to both the subway and train lines, which made getting around really easy. The facilities felt brand new, spotlessly clean, and the room was huge — easily the biggest one I stayed in during my whole trip to Japan. And the bathroom? Massive. The staff was fantastic — always friendly and ready to help with anything we needed. I also used the laundry area one night; it’s spacious and has plenty of machines, and everything worked smoothly. Breakfast was excellent too. Just a heads-up: you’ll be asked to pick a breakfast time slot, but it’s no big deal — you can always change it the night before if your plans shift. Overall, this stay was a total win. Honestly, I can't find a single thing to complain about. The hotel made it super easy for us to explore Kyoto, and many of the places we wanted to visit were within walking distance. I’d stay here again in a heartbeat — highly recommended!

“Great stay in kyoto”
The location is fantastic, making it easy to explore the city, and cleanliness is top-notch throughout the property. The hot water was always reliable, ensuring a comfortable stay, and sleep quality was excellent. While the room size could be a bit cramped, the facilities offered good amenities that enhanced the experience. The staff were friendly and helpful, contributing positively to our overall visit.

“Decent hotel in Kyoto”
Hotel is located not far from Sanjo station (although the entrance nearest to the hotel got no elevator but the other one that has it is not too far so not a problem) and the area surrounding it is very quiet which is nice. Room is quite wide (you can open 2 luggages, one medium and one cabin size) with a lot of space left on the floor so it was nice. For amenities, it's great and skincare line is from DHC. You have a free drink station as well from 12-10PM (no refilling your water bottle though) as they don't provide free bottled water in the hotel. There are several convenience stores nearby so it was not a problem to get drinking water. For the room, it was clean overall but if you look into it on a deeper level, some areas need more care. Lamp covers (?) which located near the desk/mini fridge were dusty (as i was staying for more than 3 days, i had a clean up once but they stayed dusty) and the toilet area had some marks that could probably be cleaned up by wiping them off but didn't, i had a small piece of teared up tissue that fell on the floor which also didn't get cleaned up along with some hair strands. The bath tub had some residue from the previous guest who stayed which wasn't cleaned properly so i cleaned it myself before i used it. Also, the reuseable sandals were smelly which caused the smell to transfer onto my socks. I would stay again if i ever visit Kyoto again but i hope they can take care the details more. Staff were pretty helpful with my luggage delivery to my next hotel as well and check out process was quick.
