I am only giving a low rating because of the lack of isolation of place. I had to wrap myself inside the blankets like a cocoon. I had the AC on but cold air kept coming in. Other than that bathroom clean and kitchen space with microwave electric oven for bread or toast and included coffee and tea. You cannot use the washing machine although there is one.

Easy to reach from Kyoto station (subway). Excellent location. Very clean and nice touches (charming little garden & floral arrangement). Host is very courteous and caring. Although he doesn't speak much English, he still was able to give me great advice about temples to visit. He was always there to make sure everything was fine.

I stayed in the tiny single room, which was quaint and cozy. It was rather cold in Kyoto during my stay, but the room has an effective heater and a super fluffy comforter. The futon is thin-ish and on the floor, so you have to be comfortable with that--personally I love it and I slept very well. The neighborhood is great, and the Higashiyama subway stop is just around the corner. The only minor drawback is that the walls are very thin and you will probably hear your neighbor at some point. But overall, it's a charming place that I would fully recommend.

Basically, this hotel is an old Japanese house run by Japanese grandpa. He is very nice and kind, reminds me of my grandpa. The room is small, simple and clean. I stay in 1 person room and the room looks fantastic. This place feels like home. Not recommended for nightlife person, because the owner will close the front door around 10 or 11 pm if I'm not wrong (it is his house after all) but overall this is the best place i stay in Japan for my trip.
