Affordable hotel in the middle of no where”
This was the most affordable hotel I could find in Edinburgh. Situated in a quiet area and we couldn't find any bus stop in less than 300 meters radius so we never used any of them unless to the airport, since we prefer walking 15-20 minutes to city center. need to walk a little bit far to find some place to eat but it's near to St. Mary Cathedral and Dean Village which was absolutely beautiful places. Room was spacious, and the heater really helpful for tropical human like us especially in winter. Bathroom was okay though it was freezing. No wifi in room, if you need it you have to pay 7 pounds/day or you can get free wifi at lobby. we spent 3 nights and the access key needed to be reset 3 times.
Low expectation satisfactory stay”
I read reviews before staying so my expectations were already low. I stayed 7 nights and needed budget hotel. Location for was good as central to transport links and lovely walks along river. Staff were said to be rude, which I didn't agree with however upon arrival the first impressions were bad as they didn't welcome you or explain systems. I'm a 5* hotel manager so once I asked questions I needed to know all was ok. In emails before arriving staff gave wrong information which caused me issues. They DO accept cash payments. There ARE USB sockets for chargers. There IS a hairdryer. Noone cleans rooms so if bin is full leave outside door, extra bin bags can be taken from reception. Leave dirt towels outside on floor and get new ones from reception. If want to get clean cups you take from dining area yourself. The reception staff all speak English. The other staff do not. Pre-book breakfast the day before is cheaper but I never ate so don't know about it. Whatever I needed the hotel gave and helped. The biggest issue is the unhealthy levels of dirt in rooms. Pubic hairs in bath, stains on walls, a large collection of dead flies in lights, window blind is covered in squashed dead insects stuck dry in blinds. Room was very cold and damp when arrived but I put heater on full blast and left for the evening. A few hours later it was warm. Unlimited tea, coffee and milk. It wasnt cheap to stay but cheaper than other places at the same.time. I'd probably return there if price was low.
Find something else for any longer than a day”
First the good- the room was fairly clean. Bathtub in room and elevator to floor. One staff member was friendly and helpful. Fairly ample space. Cheap for Edinburgh. The bad- common areas were dirty, the entrance had litter and large smelly garbage bins you had to walk past to exit/enter property. Run down and needing a facelift. Most staff were just downright rude. The key access card repeatedly did not work so had to be reset- 5 times in my 3 day stay. I Was told to keep it away from my phone as it affects the ‘magnetic s’ so I kept them far away from each other but then was met with an eye roll from the staff member when it had to again be reset. I noticed several other guests having the same issue. Free Wi fi is NOT AVAILABLE IN ROOMS. An exorbitant fee is expected for this privilege. It’s not close to anything. Things were broken in the room (bedside light, toilet roll holder) no Power outlets near bed. One thin pillow provided, one thin duvet and lumpy uncomfortable bed. We were told our room would not be made up in our three night stay, which is fine, but our room was entered inexplicably by staff twice during our stay. Once to open our window and the other to leave a piece of furniture in our room (we came back to the room to a window open and new unexpected set of drawers being placed in our room) It’s noisy. Thin walls and slamming doors. It’s like this place has just given up trying to create a nice place for its budget customers and is just blatantly hostile and resigned to the fact that the place is just awful. Avoid if possible.

We booked this place knowing it was as a little out of town, but it was quite close and the centre is around 15-20 mins walk only. The old town maybe 25-30 mins. The staff were friendly and accommodating. They actually upgraded our room to a higher floor and with a window which was really cosy. The room was large with a lot of storage. Fairly clean, if not a bit outdated. But had a bath too! It’s located next to the river and to the village of Dean which is beautiful. There are also bus routes which pass nearby to the cathedral up the hill. It offers breakfast and dinner (which we didn’t opt for) but always smelled good when we passed. It seemed very popular with the tour groups which stayed there. Our only bad thing was there isn’t free wifi. You have to pay and it wasn’t cheap. Recommend getting an Uber or bolt from the train station/ Airport.
A place to sleep - that is all it is”
My stay was fine. The hotel is in a nice area, close to Haymarket for transport links. The staff were nice and the bed was clean and comfortable. I just needed a place to sleep before catching an early flight the next day. I wouldn't want to spend much time in the hotel as it is very tired and dated. I actually went to the cinema to avoid being in the room in the evening. It was ok for what I paid. Edinburgh is incredibly expensive and this was about the cheapest I could find for a one night stay. Just to add - it would have been nicer if the curtains in my room were actually hanging properly on the rail and not hanging just by a couple of hooks. I tried to re attach them but to no avail. How housekeeping didn't see this as a problem when they made up my room is pretty surprising to me!
